Online REO Auctions: Prepare Your Buyer Before the First Bid

Online auctions can be another channel for purchasing bank-owned properties. The agent’s value starts before bidding: helping the buyer understand the property, the transaction terms and the money needed to complete the purchase. A low starting bid is only one part of that review.

Identify the sale type

Confirm who owns the property and what type of sale is being offered. A bank-owned REO auction and a foreclosure auction can involve different terms, title questions and closing procedures. Do not assume every listing on an auction platform is REO or follows one standard contract.

Read the property-specific terms

Review the listing documents and current auction terms with the buyer. Identify any reserve or seller approval requirement, buyer’s premium, other stated fees, deposit requirements and closing deadline. Confirm the consequences of a missed deadline and whether the terms allow cancellation or contingencies.

Platform marketing is not a substitute for the actual transaction documents. Hubzu’s buyer guidance emphasizes reviewing fees, deposits, deadlines and seller requirements before bidding.

Complete the research available before bidding

Evaluate local comparable sales and the property’s visible condition. Confirm whether access is permitted, whether the property is occupied and which information remains unverified. Have the appropriate title or closing professional review available title information and explain unresolved questions.

Where interior access is unavailable, label repair assumptions as estimates. Build the buyer’s budget around the information they have, the limitations of that information and the risks they are willing to accept.

Match the financing to the transaction

Confirm whether the listing permits financing. Then have the lender review the property, proposed loan type and auction closing schedule. A general preapproval does not establish that a lender can finance this particular property on these terms.

Hubzu notes that financing eligibility depends on the property, seller and sale terms. Verify the funds needed for any bid deposit, earnest money and charges that the loan will not cover.

Set the ceiling and document instructions

Help the buyer calculate an all-in budget: purchase price, stated auction charges, closing costs, repairs and a contingency allowance. Translate that budget into a maximum bid before the auction becomes competitive.

Clarify agency and compensation arrangements early. If you assist with bidding, follow the platform’s rules and obtain the buyer’s documented authorization. A selected bid may still require seller approval and executed documents; confirm the status rather than calling it a completed purchase.

KW Default Solutions auction training helps agents organize the research, explain the process and support buyers from pre-bid preparation through closing.
