Becoming an REO Agent: Build the Operating Plan Behind Your Resume

An REO resume introduces your business. Your operating plan explains how you will handle the work. Agents pursuing bank-owned listings should be ready to describe their local coverage, reporting process, property coordination and transaction support before requesting assignments.

Map an assignment from intake to close

Create a sample workflow using the client’s instructions as the starting point. Record the assignment, confirm the required deliverables and place every deadline in a tracking system. Identify who handles property observations, valuation, listing preparation, offer submissions and closing follow-up.

Treat client-specific requirements as part of the assignment. One institution’s process may differ from another’s. Your checklist should make room for those differences rather than forcing every assignment into the same template.

Define your local coverage honestly

List the counties or ZIP codes you can serve, practical travel limits and available backup support. Include relevant sales experience, valuation work and property types you know. Explain who is responsible for quality control if other team members help.

Avoid padding a resume with services you cannot deliver. A clear description of current capability is more useful than a broad claim with no supporting people or process.

Prepare for property and vendor coordination

Develop relationships with appropriate local service providers and confirm their qualifications, insurance and availability. Define how you will request estimates, obtain client approval and document completed work. Keep authorization separate from a recommendation.

Property access, occupancy questions, personal property and any possession-related action require the client’s authorized process and appropriate professional guidance. An assignment to report property conditions should not be interpreted as permission to enter or remove belongings.

Make reporting easy to review

Use clear photos, dates, organized attachments and concise descriptions. Separate what you observed from what another person reported. If you identify a possible issue, explain what requires further review instead of presenting an unsupported repair conclusion.

For pricing, use relevant comparable sales and document condition assumptions. For marketing, track listing activity and feedback in the format the client requests. For offers, maintain a complete file and communicate changes promptly.

Register with a plan for follow-through

Keep a registration tracker with the organization, official application route, submission date and required updates. Verify requirements directly with the organization before paying for a platform or course. Registration and training do not guarantee selection or assignments.
